Property, people and the next step

A real-estate website needs to explain your business, help visitors find relevant information and route inquiries to the right person. Listing search can be part of that experience, with provider access, permissions and recurring costs planned from the beginning.

01 / THE DETAILS

## Give the brokerage a clear identity

Start with the information visitors need to decide whether to contact you: the markets you serve, the people on your team, the services you provide and the best next step for buyers or sellers. Agent profiles should use accurate biographies, permitted photographs and current contact routes.

Useful area information can support those decisions when it reflects your knowledge and remains maintainable. Avoid filling pages with generic neighborhood descriptions or unsupported claims about market results.

02 / THE DETAILS

## Define MLS and IDX requirements early

Listing access depends on the relevant MLS, selected provider, licensing and business eligibility. Identify those relationships before choosing the integration approach. The website scope should distinguish page design and integration work from feed access, provider subscriptions and approval requirements.

Discuss how listing search will appear on mobile, what the provider controls and where a visitor goes when they request information. Custom filters, saved searches, account features or connections to other systems need individual confirmation rather than assumptions based on the term IDX.

03 / THE DETAILS

## Make lead routing explicit

Decide who should receive a general inquiry, a listing question or a message about a particular agent. Forms and listing-provider tools may use different delivery routes, so both need to be reviewed. Confirm the destination, expected fields and process for staff follow-up.

A phone link or form submission can be measured as an interaction, but it does not establish a qualified buyer or completed transaction. Reports should distinguish website activity from the business outcomes your team records.

04 / THE DETAILS

## See the Flex Realty project

[Flex Realty](https://staging.prescottwebdesign.com/portfolio/flex-realty/) is a published Prescott Web Design real-estate project built with WordPress and MLS/IDX integration. It demonstrates relevant website work; the provider, licenses, features and responsibilities for your project will be scoped separately.

For an existing brokerage website, begin with a review of useful pages, agent records, listing tools and active inquiry routes. [Our redesign service](https://staging.prescottwebdesign.com/website-redesign/) addresses content preservation and the planning needed around a change.

Helpful answers

## Real-estate website questions

### Is IDX included in every website?

No. IDX requirements, the provider and any licensing or subscription costs must be identified in the quote.

### Can we keep our existing listing provider?

We first review the provider’s supported integration methods, your account permissions and the work required. A new visual design does not automatically require changing providers.

### Can we include multiple agents?

Include the number of agent profiles, required fields and update responsibilities in the brief. Lead routing and any directory functions should be specified too.

### Will the site work on phones?

Responsive layouts are part of our website design work. Third-party listing tools also need to be checked for their own mobile behavior and limitations.

### Who maintains listings and agent details?

The listing provider and website may have different responsibilities. The project agreement should identify who handles each data source and routine content update.

### What should we prepare?

Provide the current website, brokerage and agent content, service areas, MLS/IDX provider information, inquiry destinations and a list of required functions.
